Olechów and Janów are the part of Lodz where most new flats are being built. A unit handed over by a developer looks clean until light falls across it at an angle; then you see gypsum dust on every plane, film on the window profiles and adhesive residue on the screed.
Almost every buyer asks this and the answer is clear: cleaning is done after the handover protocol is signed, not before. During the handover you are looking for defects, and a clean floor with washed windows tends to hide them rather than reveal them. Dust on a sill is not a defect of the unit, but a scratch on the glass hidden under dirt certainly is.
6 zł per square metre, with a minimum order of 200 zł. A fifty-metre flat is 300 zł. Windows with film and mortar are counted separately at 50 zł per sash; in new buildings there are also large balcony glazings with two and three sashes each.
In developer standard there is usually bare screed underfoot, and then there is no point protecting or polishing the floor: we collect the dust and wash the surface. If the flooring has already been laid by a fit-out crew, the situation is different: we do not remove adhesive from panels and parquet with caustic products, because they would destroy the surface along with the stain.
From top to bottom and from the furthest room towards the exit, with the floor always last. A water-filter vacuum collects the dust before it can spread; working dry, the same layer comes back onto sills that have just been wiped.
