Cleaning common parts is a service for housing communities, property managers and tenement owners. We bill it by area, with a base rate of 2 zł per square metre and a minimum order of 200 zł, and we set the actual amount after seeing the building, because a stairwell in a block and one in a tenement are two different jobs.
In a block the stairs are terrazzo or tiled, even and easy to service; the work goes quickly and predictably. In a tenement in Lodz the stairs are often timber or damaged stone, the handrail is ornamental and the stairwell windows are tall box units. The same number of storeys means a noticeably longer visit there and a different quote.
In a busy multi-family building a schedule of twice a week works: in winter it is the only way to cope with the salt and sand carried in on shoes. In a smaller community once a week is enough, with window and light fitting cleaning added seasonally, twice a year.
Road salt destroys terrazzo and stone faster than ordinary dirt and leaves white streaks that water alone will not lift. Through the winter season we work with salt-neutralising products; it costs the same and adds years to the life of the floor.
We do not clear snow around the building or remove icicles, we do not clean façades, chimney flues or refuse chutes. We do not remove bulky waste left in the stairwell; we report it to the manager. We do not carry out maintenance: replacing stairwell bulbs is taken on as a separate item at 10 zł per point.
All the month's visits are collected into one invoice with a list of dates, ready to present at a community meeting. On a regular schedule a discount applies: 10 % for two visits a month, 15 % for weekly ones.

It takes longer than the ones that follow, because whatever built up under the previous contractor comes off in one go. It is worth planning it as a separate, larger job rather than expecting an ordinary scheduled visit to lift everything at once; otherwise the community judges the work by a result that one pass cannot achieve.
