If you run one property by the night, an ordinary booking after each guest is enough. From three properties upward something else begins: logistics. Different check-out times have to be reconciled, same-day bookings anticipated, and you need certainty that the cleaner reaches everywhere before the next guest appears.
We set fixed time windows for each property and build a route so that one person covers several addresses in a day. Properties close together — and short lets in Lodz cluster around Piotrkowska and Nowe Centrum — go into one route, which shortens the gaps between visits and leaves a bigger margin for a sudden booking.
With several flats, keypad locks are the only solution that scales. You give the codes to the manager once and nobody has to drive around collecting keys. Key collection for 30 zł and return for another 30 zł also works, but with three properties a day it creates cost and risk not worth taking on.
The cleaner sends photos of the rooms. With nightly lets that is not a courtesy but documentation: if a guest reports damage, you have the state of the property before their arrival. We also report shortages — paper stock used up, broken equipment, a stain on the mattress — before the next person sees them.
Prices are the same as for ordinary cleaning: 184.90 zł for one room, 229.90 zł for two, 274.90 zł for three, with a 15 % discount for weekly service. All the month's visits go into one invoice with a list of addresses and dates, instead of dozens of separate payments.
We do not check guests in or hand over keys on your behalf, we do not launder the linen, we do not restock items bought in shops and we do not manage the booking calendar. We deal exclusively with cleaning and reporting the state of the property.
They wear out several times faster than in your own home. We clean a double mattress for 140 zł, a sofa for 140 zł and a rug at 10 zł per square metre, with a minimum order of 120 zł. A sensible rhythm is once a quarter, and it is best written into the schedule in advance, because on an ad hoc basis it always slips.
Occupancy rises around trade events, concerts at Atlas Arena and festival weekends, when guest turnover is daily and the time windows are shortest. That is a good moment to have the schedule agreed in advance rather than hunting for a free slot on check-out day.
It depends on size and distance. Three studios in Śródmieście is a realistic plan for one person.
In ongoing cooperation we try to fit such a visit into an existing route. We give no guarantee, but in practice it usually works.
It is not necessary. With monthly invoicing we set the terms in writing, with no notice period.
