Post-tenant cleaning in Polesie, Lodz

Polesie has one of the largest shares of rented flats in Lodz: Retkinia and Karolew because of the proximity to the universities and good transport, Stare Polesie because of tenements divided into small units. Cleaning between tenants is a recurring job here rather than a one-off event.

What the owner checks

Not general tidiness but specific points: the bathroom with limescale on the fittings and the grout in the shower area, the kitchen with the appliances inside, the windows, hand marks around the switches and the state of upholstered furniture. Those decide how the deposit is settled and that is where the visit concentrates.

What it costs

The base is 184.90 zł for one room and 229.90 zł for two. On top of that, what the owner sees: fridge 40 zł, oven 40 zł, hood 40 zł, cupboard interiors 59 zł, windows 40 zł each. A full set for a two-room flat in Retkinia comes to around 450 zł, less than the typical deposit that would otherwise be disputed.

Blocks and tenements are two different quotes

In Retkinia the layouts are repeatable, the windows single-frame, and a visit takes three to four hours. In Stare Polesie the same floor area takes longer: higher walls, box windows counted by sash and often two layers of old coatings on the joinery. When booking it is worth giving the type of building, not just the number of rooms.

Mattress and sofa

In a rented flat these wear out fastest and are what the next tenant senses without seeing. We clean a single mattress for 70 zł, a double for 140 zł and a sofa for 140 zł, with a minimum order of 120 zł. With student lets, where turnover is annual, it is worth writing this into the rhythm alongside the summer break.

Without you being there

Key collection costs 30 zł and return after the visit another 30 zł. For rented flats a keypad lock is simpler: you pass the code to the manager and the visit happens without you. Afterwards the cleaner sends photos of the rooms, which doubles as documentation of the state of the flat on the day of handover.

What we do not do

We do not remove items left behind by a tenant; we gather them in one place and let you know. We do not repair damage: scratches in a bath, chipped enamel and furniture marks on panels. That is normal wear rather than dirt, and it is not grounds for a deduction from the deposit.
