Lodz has more post-industrial space than any other Polish city: Księży Młyn, Manufaktura, OFF Piotrkowska and the former spinning mills on Ogrodowa and Tymienieckiego. Flats and offices fitted out in these buildings are cleaned differently from premises in a block, and quoted differently too.
A loft usually has one large space instead of four rooms, a four-metre ceiling and windows the height of the wall. The number of rooms therefore says little about the work involved: a hundred-square-metre unit can be quicker to service than a seventy-metre flat with four rooms and two bathrooms. That is why lofts are quoted individually, by area and by a description of the finish.
These are finishes that are not washed wet the way plaster is. Unsealed brick absorbs water and salts, and scrubbing washes out the mortar joint. We vacuum it and wipe selectively, and where soiling is visible we say plainly what can be removed and what has become part of the wall's character. Architectural concrete is cleaned with pH-neutral products; acidic ones leave permanent marks on it.
Industrial glazing often runs several metres high. We clean it up to the height that can be reached from the floor or the mezzanine. The upper sections we do not do: we do not work from lifts or by rope access, and we say so before quoting so nobody counts on a result we will not deliver.
In lofts the ventilation ducts, pipes and cables run under the ceiling, in full view. They collect dust and are precisely the element that spoils the impression of the whole interior. We vacuum them within ladder reach, and it is usually the most appreciated part of the visit, because nobody does it themselves.
The reference point is the flat price list: 184.90 zł for one room, 229.90 zł for two, 274.90 zł for three. For lofts we set the amount after a description of the space and the finish. Windows are counted by sash at 40 zł, post-renovation cleaning at 6 zł per square metre.
In Śródmieście and Stare Polesie, where most of the lofts in Lodz are concentrated, and in the rest of the city. Travel is included in the price.
Almost every loft in Lodz has an extra level reached by stairs with no lift, which means carrying equipment up and cleaning the stairs separately, usually metal or timber. When quoting we ask about the mezzanine separately, because it adds as much time to a visit as a small room.
